What is DPlans?
DPlans stands for Digital Plans. We provide professional structural engineering plans for timber-frame buildings—houses, garages, sheds, and other structures—delivered instantly as downloadable files ready for construction.
What's included in each plan?
Every plan is a complete engineering package. You get structural drawings, load calculations, production drawings with connector plate specifications, cutting bills showing every dimension and angle, material pick lists with exact quantities for timber and hardware, foundation and perimeter layouts, wall framing details, and 3D visualizations with QR code access to an interactive 3D web viewer.
Do you offer both metric and imperial measurements?
Yes. Every plan package includes both metric (millimeters) and imperial (inches) versions in separate folders, making our plans accessible worldwide. No conversion needed - just choose the measurement system that works for your location.
What's the difference between Standard and Pro plans?
Standard Plan: Complete PDF package with all construction documents, perfect for most builders and contractors.
Pro Plan: Everything in Standard plus DWG files, IFC file, and access to MiTek Pamir viewer software for enhanced technical viewing (.pmrv).
Choose Pro if you need to import plans into CAD software for modifications, work with BIM workflows, or want the most detailed technical viewing capabilities. Most customers find Standard sufficient for construction and permit applications.
What software is used to create the plans?
All plans are created using MiTek Pamir, professional-grade licensed structural engineering software used by engineers and manufacturers worldwide. This ensures accurate load calculations, proper connector plate sizing, and code-compliant structural design backed by proven engineering standards.
How quickly will I receive my plans?
Immediately. Within minutes of purchase, you'll receive an email with download links to your complete plan package. All files are digital—no physical shipping involved.
Do I need professional help to use these plans?
Our plans are detailed enough for experienced builders to follow independently—every cut, angle, and connection is precisely specified. If you're comfortable reading technical drawings and have construction experience, you'll find everything you need.
However, we strongly recommend professional review for:
- Verifying local code compliance (requirements vary significantly by location)
- Assessing site-specific conditions (soil type, drainage, climate factors)
- Confirming material specifications meet local standards
- Obtaining building permits
What's NOT included in the plans?
Plans cover structural timber framing and foundations only. Not included:
- Electrical wiring design
- Plumbing layouts
- HVAC systems
- Interior finishes
- Appliances or fixtures
- Site work or landscaping
You'll need licensed professionals for these systems.
Can I use the same plan for multiple buildings?
No. Each purchase licenses the plan for one construction project only for a single household or individual. Multiple buildings require separate licenses. Sharing, reselling, or distributing plans is prohibited.
Do you offer custom design services?
Not currently. We do not offer custom modifications or site-specific design services. However, we offer a diverse catalog of designs across different sizes and styles to meet various needs.
What if I need help understanding the plans?
We provide support for downloading files and clarifying plan contents. However, we cannot provide site-specific engineering advice, building code interpretation for your area, or construction guidance. These questions should be directed to your structural engineer or contractor.
